My husband's job requires us to stay near San Francisco, so we rented a place way above our means last year at $5k per month and looking to move out asap.I'm now looking at house hacking in Oakland where prices start around $550k.

You could do some renovations with them there, but you will be turning their home into a job site.

My impression is that there are areas that cash flow really well, but have little to no prospect of appreciation (population is declining, no job growth, high crime rate, etc).

I'm looking for some guidance on how to go about doing this since my contractor quoted that the job would take 1-2 weeks and during that time there would be no access to the unit because there isn't enough room to put a temporary stairway in while they are building.

Hi All - I bought a duplex in Pittsburgh, PA a little over a year ago and the first-floor units electric is hooked up to the common/shared spaces within the house.

If I have to work hard then I am not doing my job :) People are struggling because they do not listen, EVERYONE is an expert.

In our opinion, the only feasible way to do this job would be if the house were vacated and a major renovation were to occur at which time we could run new gas or electric line, trench the slab and run new drains for T&P and pan drains.This tenant will need to move due to it being unsafe.

People applying for a mortgage actually needed a job and income.
