Okay I’m sorry I didn’t put the right calculation up the one I  meant to put up was 3.5 percent down at a 4.8 percent loan , another question I have is that the rent as off now is 850 for each unit and the deal won’t work unless I can increase rent up to 1200 per unit  the rents are low for my market but I don’t know if I should buy the property assuming I can raise rents

I contacted the local detective assigned as lead to the case and even left my info with an officer who was parked outside my house (I wanted to know what was going on and figured they'd want to ask me questions as I was there earlier in the day) but the detective never contacted me (they seemed unprofessional - they tossed their latex gloves they wore inside the house outside on the porch which I found to be rude and insensitive based on the situation).I think I handled the situation well - I got a card from the deceased's family thanking me.

It's in a B+/A area and they are asking 375k (one side rents for 1,700, other for 1,500, but through forced appreciation I could raise it higher).My focus is a little different than traditional BRRRR.

I no longer use Cozy because I now use a PM and they have their own software that they use. when I started cozy back in 2016 I had a lot more of manual data entry then what cozy has now. tenants can even pay with debit/credit card but they are charged for it.
