Hello all, I am new to the group and wanted to start by asking a question on our business office building.

DependsDSCR CAN be a NonQM loan where they always disclose.If you are an experienced investor who owns and operates a business some lenders classify yours a commercial loan (the same as high rise office).

I'm possibly getting one under contract in Emerald Isle as well so wondering how yours is performing.

We have a friend in Louisiana that is a contractor and another friend that has 2 rental units there already so this is the reason we are looking in Louisiana, plus costs in NY where me and my business partner live are way more expensive of course.

So I'm new to the multifamily real estate business here in MD. 

Don't rent to a friend unless you are an experienced owner as friendships and family relations are hard to manage through business transactions. 

I have put together budgets and started a business plan.

I always advise potential buyers to carefully evaluate the specific HOA's fees, services, and management practices while performing their due diligence. 

After hearing them explain it, my mind immediately started spinning and imagining all types of ideas to support some of my future real estate business plans.
