Be very suspicious of people want to move in right away. and those who call you 3 times a day if you already processed an apand those who absolutely love the unit and have ideas how they will arrange stuffand those who have "a story" beind why they looking and ....

Okay, then again at the risk of asking a stupid question, why do you need an agent at this stage?

When I purchased the house we just decided to buy it because of how nicely it was staged.

Might want to ask the seller if they agreed to any painting to be done, if they agreed, get it in writing and get the sellers to handle the arrangements prior to closing.  

On top of that, the applicants emailed me this morning asking to set up payment arrangements to cover the security deposit and first two months rent.  

I have a bunch of pictures I use for staging. 

I am still in the research/learning stage.

It's interesting how they staged the house but then the bedroom, one of the most important rooms, has ratty comforts flopped on the bed.

@Mindy Jensen I actually just made that arrangement with the new garden unit tenant for $100/month off rent.

Does anyone know of a creative arrangement between Hard Money Lenders and borrowers such that the borrower can use the lender's funds as "proof," and then only pay the interest on the loan if he ends up using that money on a winning bid?
