I would try to figure out what kind of work you enjoy doing most and pick a role in real estate that aligns with that most, or try a few different roles to get a better idea of what you prefer. 

For the STR, the important piece will be the licensing component.

So an offer's appraisal contingency component is one aspect that must be part of what is a strong offer as a whole. 

I made a toy model that says their deal could work, if they have a low cost of debt and high leverage and the stars align.

There is an exception, the St Germain Act, that can be used to transfer some properties (less than 4 unit properties) that have a loan but it has certain components you would need to be sure to follow.

The guy thought it was in amazing condition actually despite its age, as all the components have been replaced and maintained and did not recommend replacing it, although the tenant told me he did recommend replacing it.

If it doesn’t align with what YOU want or need, then don’t do it.

Then limit your options to those that would align with your goal.
