Sometimes if a piece of land is grandfathered in, depending on which situation works best for you, you can allow the new zoning rules and laws to apply to the land that is grandfathered in. 

You need to stay on top of this situation.

To make a long story short - I had a tenant that had a living situation turn sour and she kicked her boyfriend out in February.

If not, and they find out and are not happy, it could make for a bad situation all around.

So I begin talking about the tax breaks we can take advantage of, and go into the numbers a bit discussing how in an owner occupied situation we can put a lot less down and get much more for our money. 

Awkward situation I would hope I am never in.
