I have wholesaled and flipped from bandits but nothing has met my buy and hold criteria yet from this method.

Our monthly budget is around $300, which is quite small because we are still testing out our methods, ad copy, landing pages, etc.In terms of effective keywords to bid on, in my experience the more specific you can be, the better.  

Foreclosure is also not the best method of relief, but it at least makes more sense than a bankruptcy.  

We also use this method to shift the maintenance costs to the tenant via the lease-purchase agreement.

It was a really nice eye-opener for the opportunities available and other method to acquire property (as worst case scenarios) through note investing.

The method I taught was  OPM ( Other people's Money ).

@Tyler McKendry I hate to jump on the bandwagon, but the method @Dave Savage explained above is really how you should evaluate deals like this.

I have excellent credit, but my DTI doesn't allow for me to use the same method of investing.
