I think offering both is probably your best bet, but as an owner there is comfort in believing your tenant intends to stay for 12 months.

This one may or may not be a deal, but my bet is because you are still new you aren't getting accurate enough figures for ARV/rehab/rental income.

Many real estate lawyers have a CPA friend they refer people to.Your best bet is to first find the lawyer, and then get recommendations.
