At closing the buyer will need to pay the difference between the amount owed on the mortgage being assumed and the purchase price which would easily be 1/3 or more of the homes value in most cases.

You can be fined up to 3 times your profit from the deal for that. 

A good lender will jump through hoops to assure a seller/listing agent that the deals going to close, not create barriers to that information.
