go to amazon and type it in and read the reviews. thats how i choose which ones to buy. theres some really good ones ive read for retail and apartments.

Hello all, I plan on building a 300 sq ft Adu studio in my backyard, I live in Los Angeles south bay area.

Her studio was part of the main house conversion to 4 units in 1952.  

About the unit: this particular unit is a 450 sqft studio with 1 full bath and a small kitchenette.

A lot of the older posts in the forum indicated to stay away from the market because of the long off-seasons with low demand.Specifically I'm evaluating the small condo (studio or one bedroom) market at entry level price (<$300K) near town or prospector square.

Long term would love to convert that to a small studio.

The new unit is a studio, so it doesn't need much.I'm asking because the total electric is $26k for the project, mostly because there's 3 panel upgrades proposed.

You could go to Amazon and just scroll thru light fixtures until something grabs you attention. 

I was renting a studio all electric with open parking for $800 in 1999.
