The trick in my opinion is to get rid of you as the middleman for performing these tasks and use a service like cozy.co where the applicant enters all their information and then you get the report and the background without knowing anything.

In my area there are some hard money lenders who do 100% loans, but they also want to qualify the buyer like a bank would, loan application, credit checks, etc....As for finding private money lenders, the age old trick is to pull public records of privately held mortgages in your area that have lent in the last 6 months.
