If you're considering buying a new home and hoping for appreciation you're not investing, you're speculating.

But better miss a great deal than speculate on something that will snare you into a  financial mess.Here is what would help:How many units, of what type (studio, 1br, 2br, etc.)Purchase priceHow you are financingCondition (repairs / rehab needed)Expected or current rents

To balance a portfolio like this (which is highly speculative - because I believe in great vacation towns long term) I have to now focus on C.O.C. returns as Jon describes.

Everyone has goals and to achieve them we chart a path, with that we all want to speculate when we will hit a goal. 

I can only speculate that it was because I have rentals that predated my fix and flip activities, or it may be that I put a substantial amount of work into the properties. ???

People on a public forum are just speculating in regards to a topic like this. 

So if that state law is ever reversed or modified (and there is a lot of speculation that might happen in the future), Sedona will probably go back to banning STRs. 

If you're only 20 and already speculating about loans and homes- I'd  say you're on the right path!

At 6 months the market is revaluated and the process begins again, after one year it will be written down until it sells as banks can't hold REO/ORE as banks may not speculate in RE.
