I'm an Electrical Engineering hourly consultant; my wife is a certified User Experience Engineer employee (higher level than Software or GUI). 

I wanted to see if anyone's property management software provides the option to run a Profit & Loss/Income Statement that shows the breakout from Potential Gross Income to Effective Gross Income, including vacancy, loss to lease, etc...the type of report you typically see on offering memorandums. 

Recommendations for the best property management software to use for small to medium size investor. 

What you're looking for to ensure organization is a "CRM" - customer relationship management software.

I like the HP12C and the TValue amortization software but there are others out there like the 10bii, TI BA II Plus, and the old Texas Instrument Analyst. 

I graduate in May and I will be relocating to Houston Texas to work as a Software Engineering Consultant.

The PM company mentioned that the have recently started using buildium software to manage properties and as part of that for the first time they are requesting all of their investors to provide W9.

Property management, mortgage, property taxes, insurance (including increased liability coverage or umbrella coverage), Cable, phone, WiFi, Landscaping, Pool/Spa services, furniture (FFE), snow removal, operational software (digital door locks), supplies (toilet paper, coffee, etc.)...pretty much everything as if it was your own home and more.  

Make sure you thoroughly screen your applicants (i.e. credit, criminal, and eviction check as well as a google search of their name), take advantage of the free landlord software out there, and create strict rental criteria!

If you do not work full time, you can use software to manage your properties.
