actually i ended up signing up for the plus membership here, the calculator tools are just to good to pass up for 90 dollars a year. makes things incredibly clearer i highly recommend the plus membership at the minimum

The bank required a signed document from my family stating that the money was in fact a gift and I was under no obligation to repay it.

I'm not exactly sure what area of New Jersey your potential deal is, as well as, the type of transaction it is but if you need references in the Central Jersey area, feel free to message me. 

If it's a transaction that does not effect the partnership then it shouldn't be split with the partnership. 

Will some type of waiver signed with the lease cover me?

If any units are empty, would the current owners allow you to list and show the property for rent before closing after you sign the purchase agreement?

Of the 11 properties we have 7 that are lease optioned, another which we are signing on Monday, and the other 3 just came up on the market within the last month or so.If all goes to plan and they all exercise their option in 5 years, my partner and I stand to make 282,522.77 each on these properties over the next five years (this includes the profit when we sell the properties and the monthly cash flow).  

Nobody is really checking these items after you close but you will sign about 3 different items stating you understand that you must occupy the property and that mortgage fraud comes with a $10,000 penalty.  

I just signed up for Wayfair Business and will definitely be checking them out.
