I believe our triplex is not at its peak as I think 2 units are still below market rate on rent but we raised rents when we took it over but we are still low to keep the current tennants who have a proven track of paying and will raise when they turn.

This raises some ethical questions and in reality doesn't really resolve the "management and maintenance" component because since it's likely the "seller" is going to retain the property, do they really want to turn over responsibility to the tenant to take care of the asset?

One thing you could certainly do to raise it's market value is redo all of the drywall and finishings to bring that up to current standard home quality and design.When it comes to Buying it... take advantage of some sectors of the market thinking the home should be undervalues and snatch that thing up cheep. get it looking good and make off with a bundle.I am personally looking at Modular construction here in Houston.

I create Blue Estate LLC ( manager managed by me ) and Blue Estate Equity Fund I LLC which holds title to the 10 unit apartment building ( manager managed by Blue Estate LLC )Syndication fees are 1% asset management fee of total capital raised paid each your to Blue Estate LLC, 1% of purchase price paid to Blue Estate LLC and 1% of sale price paid to Blue Estate LLC. 70/30 profit split with 30% to me as an individual and 70% to investors. 6% preferred return.The purchase price is $1m I put that $250k raised from investors.

@Joseph Vu unless you need to refinance or sell you don't need it assessed you could raise the rent now if you so choose, the market will be the judge of whether you raise it too much or not, there is no valuation police.

I’ve seen enough people regret selling a few years later here on BP to at least raise the idea of looking at as many creative options as possible before pulling the trigger and selling.
