Do you need to be a firsttime house buyer in order to invest?

Do you need to have a house under your name in order to get approved for your first deal flip or wholesale? Im currently looking to buy a house or a multi unit property to live and rent but my real state agent stated that its hard to buy a property like that and would be easier if i buy a single family property first and then later after ive made payments think about getting a multi unit property. I have money saved to invest and i wanted to get a deal first before getting into a 30 yr debt buying a house.
