To prevent the pipes from freezing . " I cant heat all that" I told him he must get oil by tomorrow 5 pm somehow ,somewhere , or I will have to kill the water and winterize the house .

I appreciate, to no end, those of you that I've soaked up heavy knowledge from over the past few months.On a small (so far) level, I do buy, fix and hold rental property, without leverage.I'm interested in moving into leverage utilization, and learning more about maximizing higher end renovations while avoiding over improvement.Glad to finally be a member (had a technical error preventing me for quite a while).

The property is currently listed for $70,000 but needs about $30,000 worth of work (floors need to be replaced, all moldings need to be replaced, all walls need to be repainted, caulk around all windows is black and needs to be replaced, a lot of doors are broken, AC units needs to be replaced, room most likely needs to be replaced, two large trees may need to be removed to prevent foundation damage).The property has been on the market for about 5 months and there aren't any offers on it.
