How do i find a ARV?

I am looking at this property to get it under contract, its about 27000.

But it is in very bad condition. It has no heat and Air conditioning. Holes in Floor(sigh). some of electrical wiring has been ripped out of the wall, ETC.

Maybe i can get them to lower the price,idk if they will. I dont know what other properties similar to this but in better conditions are worth. I asked the Lady(who i talked to about the property) to email me that info about how much other properties are worth, i asked about couple hours ago, she still hasnt emailed me yet.....Am i Being impatient? or should i wait at least till tomorrow.

I wanted to know what other properties are worth so i can judge if this is a good deal or not.

Let me know if you guys have any suggestion of how i can figure that info out. (I have no contact with any Agent.

Also, Do you think it is a good deal? considering it does need a LOT of remodeling, pretty much a whole Makeover. Its located near Raleigh in Franklin County. What do you think? should i get it under contract and try to wholesale it?

Keep in mind, I am just starting out. Pardon me if i have asked you guys stupid questions and as always Thank you for your time.

PS i already have a buyers list. Should i start calling them and get them to come with me to go check out the property?
