I always intended to have our first investment property to be  a condo or townhouse just to get our feet wet and learn because I just felt safer for some reason I never looked at it as a bad think our how is actually about 13% as much as the hoa is I would spent almost that much on lawn care a month in a single family home.

Hello All,I am new to the property investment industry.I live in Jersey City NJ and would like to start running numbers on properties in areas known to have available deals for rental or BRRRR properties.My intention is to get my feet wet in areas that are close to me so that I can actually attend open houses and go get to know the neighborhoods in a bid to learn by doing.My budget for the first purchase is $250K or less.Question:Can anybody suggest a couple of areas within 45 minutes of Jersey City NJ that I could use to start running the numbers and potentially be the first area that I buy in?

I used to be on-site and hands on with my rentals, but over the years have streamlined to a point where I did all my business over the phone and a laptop. 5) As a result of streamlined operations, I've been able to travel at will all over the world without worry about running down to one of my units. 6) Improved my negotiation skills with the numerous deals that have closed, been rejected, fallen through, all the tough sellers/buyers and their emotions, terrible 3rd parties (agents, title companies, lenders, etc.), and all the layers of people you need to wrangle together to execute a completed transaction. 7) Taught me that no deal is ever done until closing, title conveyed, money transferred, and the keys exchanged.
