This is partly due to the mass soliciting that has been taking place in all markets and businesses.

Im super new and don't know how to find "subject to" I work full time so anything that requires a lot of time like driving around or mass calling is difficult for me.

We also have a massing net worth due to the protected equity using lines of credit. 

The strategy that appeals to me is first house-hacking a multi-family home, pivoting into BRRRR to acquire apartment complexes and eventually easing into a debt-snowball strategy to start to maximize the cashflow of the rental properties after we've hit critical mass. 

Which also means they would not become landlord en masse like folks that was born in 1950-70.Since our financial regulation indirectly has financial bias to support working marrying couple (ratio of income to rent is now 1:4.5 in many cities) before they even able to apply mortgage then the number of mortgage application would be less. 

Another area that may work (again, IDK what the regulation situation is) would be the part of Western Mass where the 5 colleges are located.

do not bother making an offer until you see the inside. drive to western mass and go look at the property. you will get crushed financially if you make an offer based on pictures without seeing it or having someone with experience and in your best interest looking at the property. 

@Jordan Workman nice work exercising your "deal analyzing muscle" - practice makes perfect, and being able to quickly vet the financials on these deals is an essential skill for any investor. 

Right now cold calling and mass texting is the "in" thing, so I'd suggest doing something completely different.
