We will be leasing spaces to individual tenants.   

Good stuff, although in our experience, most investors going OOS, don't do enough market research.We really push understanding the property Classes of the market, so someone doesn't put "lipstick" on a Class C or D and sell it to an OOS investor as Class A or B!

Investors need a reason to trust you and know that you are not simply charging for something they should already expect when hiring a great agent with experience working with investors.

Are there are any real estate agents you would recommend from personal experience or from follow investors that focus in Michigan City, Indiana? 

Investing in real estate with your own money and from a position of financial strength is, I believe, a far more rewarding experience than leveraging other people's money and being dependent on a positive outcome to keep you afloat. 

In other words, it can only come from experience.  

Drinking plenty of water and bringing along nuts/trail mix or a piece of fruit while out on the road has definitely been a plus in my experience.

If you have no experience investing or as a landlord, or with Section 8, why would you take a second loan on your home, barrel your equity in it, and invest it in an area you seemingly don't know?
