I renovated the entire home while living in it for a year and a half, moved out, and made it my first rental.

The best strategy I've seen is some purchase a home for every duty station they are located at. 

I have a motivated seller that wants to sell his tenant occupied  home.

The quality of the home surpass the quality that these other builder homes are making.

This encompasses everything from studio condo's to multimillion dollar beach front homes, and everything in between. 

one does not have to risk EM and or big deposit until they get to do a HOme insprection and CO has been issued.. is that correct..

Another option is purchasing land to add a type of tiny home, trailer, RV, Etc.

You don't want treatment to drag on, possibly leading to your future guests taking bedbugs home from your place and suing you.
