They probably couldn't afford to double their expense, they'll resent you, and they'll probably continue treating the property as if it were only half the value.Get them out and start fresh.

Cleaned up the landscaping, fresh paint inside, new front door, new garage doors, replaced water heaters, replaced roof (insurance claim), installed french drain to keep water out of the basement, fixed minor electrical issues (The two units shared some circuits) What was the outcome?

This doesn't bode well for the properties I already own here, but I'm looking forward to buying properties at double-digit cap rates again like 4-5 years ago as most of my competition goes to play in a sandbox in another state.Overall, the NYS risk and pain-in-the-*** factor will become baked in to the returns here in NYS, so you need to ask yourself if you'd prefer to invest in TX where you can do whatever you want as a landlord but get a 5-cap on a duplex and have to outbid 20 others, or buy in Schenectady where you can get a 12-cap in a nice neighborhood but have to deal with a lot of paperwork and BS.

Pretty much every generation since the genesis of the concept of generations got negatively stereotyped when they were in their 20’s because that’s the age of rebellion that rocks the boat, and it’s easy for older people to label them as making bad decisions, being entitled, using half-baked principles and idealism as excuses not to work, etc.
