Cheap Curb Appeal for College Duplex

What would you do to spruce up this curb appeal for a college rental?
I’m thinking of matching mailboxes, a security light, and a coat of stain for the decking, maybe new house numbers and paint the front door. It's in between tenants now so hopefully, the trash situation will be taken care of soon.

@Kelsey Folger agree with @Mason Hickman about the awnings. And agree that you should trim up tree. Depending on your budget - Fresh coat of paint on door, new stain on porch, mulch, maybe a small tree or landscaping rock on right side, entry lights. Best of luck!
