If they are a great tenant (i.e keep the place clean and no problems except money) you might want to consider keeping the tenant and create a payment plan for the missed month.Could ask for a minimum/partial payment partial payment for December and then spread the amount owing across the remainder of the lease....benefit here is that you can ask for a higher minimum payment the next month since the rent will be slightly higher.

Years ago I investigated a gas explosion, a new bank building called because of a gas odor, the bank was evacuated except for a gas company employee and the bank manager and a leak confirmed.

I give tenants to the 7th before I kick in late fees, I tell them that way if they are paid weekly they will always have another check before its late.Maybe I'm too easy, but I normally have all except one check under my front doormat by the 3rd, I have one tenant that pays in cash and is usually around the 12th-16th when they pay, and they pay late fees.

If you can rent it and you only use it for short periods of time through the year, then always rent it and never buy it.The only exception would be if you find one of those things at some subterranean price, and you can afford to have the place/toy sit idle.

No I have not heard of them but I would not pay any fees to anyone if they ask except at closing and funding.Some will ask for appraisal or other fees upfront and no point fees until closing.
