After having met the Local Real Estate Agent previously and getting a gauge on their assessments of properties, had them walk the new listing for me, send me pics and videos and answer questions.

I have almost no experience with real estate, besides from the BiggerPockets youtube videos I have watched, and some research I have done through a couple books.

I have watched multiple videos and everyone has different numbers for assignments fees.

They can't apply other forms of dwellings as comps (SFR, condos etc).I'd definitely challenge that - at least for 2019 you should be ok with $393K.Outrageous tax value :(Hope your rents will jump twice as well 

Hi guys, So, I am a recent tenant that moved out of a Los Angeles, CA unit (2737 Francis Ave) owned by LBJ Realty Holdings, LLC and Hollywood Fountain, LLC and am curious if any tenants/ landlords here can explain this away: So, being a meticulous and obsessive neat freak, I had documented with photos and videos when I had moved in and out of the unit (all original condition, any damages, etc.).

What I can tell you as of the last year you are allowed to built an ADU in conjunction with a proposed single family dwelling, so they might allow you to "remodel" the existing house as an ADU and build a new house in the back (previously you had to have an existing SFR to build an ADU).
