@Shawn Flynn to my understanding, and how I define A, B, and C properties is as follows: (keeping in mind this is just a general rule of thumb... like alot things that seem to be in real estate!

I'm curious how you're defining "spend"; is that $100k all-in, repairs included, or your maximum purchase price/loan amount, etc?

I am wondering how "institutional investor" is defined.

Contracts for deed, lease-purchases, and lease-options for longer than 180 days are unambiguously defined as executory contracts.

I am trying to learn so any help or helping well definantly benefit myself and others.Mr.

I will definately read the book, just looked it up and sounds insightful.  

I do recommed listening to the podcasts to get more insight, there are definately things there that you won't get in a book. 

Definately NOT a warzone but the economy is quite Bad .
