Depending on the age, newness, and amenities (indoor pool being the biggest driver of income of any available amenity), a 4 bed can do anywhere from 75k-120k gross.

Not specific to Pitt, but in general try not to comp 2 beds to 3 beds if at all possible.  3 to 4 is usually anywhere from $2k to $5k 4 to 5 and beyond that is usually negligible, and square footage is what counts. 

It is 4 bed/3 bath townhome in Lucaya Village and is recently renovated and comes fully furnished.

Maybe you have figure out what 99% of wholesalers have not...how to keep your own deals.Most reputable attorney's won't get involved with wholesalers...Ohio is a hot-bed of controversy right now...

The lot has a house on it, 2 bed / 1 bath, built in the 80's and the inspector says is in poor condition and at some point will need to be torn down.

The unit is about 550 sqft, 1 bed and 1 bad.

It is a 2 Bed 1 Bath cinders. 

I would try ordering a copy of the death certificate from Vital Statistics.
