Without the ability to perform there is nothing you can attach to that contract to enforce that contract.Search BP, look for any wholesaler who has not had the ability to perform who had a contract enforced in any court, you can search, but you won't find one!

After the deals are on Loopnet for 30-45 days and they have no takers, they would list them on the MLS so it appears as a brand new listing.

@Bob Hucker, moisture appears to be the big issue... not uncommon on wood door jambs like that one... in my experiences, "sawdust" like that usually meant I would find carpenter ants.
