Get it under contract before the sale, and close it. if you are in MN, it's mostly non judicial so, no court involved.

Our taxes were not support complex and we did them ourselves (Just Schedule C and E) so I think that this is going to vastly complicate our taxes and likely require actually hiring a CPA.

I’ve never done a deal like this, and I’ve talked to two lawyers who both are over complicating it.

A judge will see you dumping a pile of cow crap in their yard for exactly what it is - an effort to make them vacate the property w/o going through the proper judicial channels.
