If you are going to increase rent I find it best to do so where the new rent is still "under market" and it would still be more expensive for them to leave and move than to pay the increase and they still feel that they are getting a bargin.

That's probably not enforced very much but I wouldn't feel great about risking it so I can't just buy a 5 or 6 bedroom house and rent all the rooms.

My feeling is that 2500 is way too much and just not competitive, so I wrote the landlord with some comps demonstrating that and asking if he'll keep it at 2250.
