Also IMO any business should be scalable and setup so you can eventually step away and let it run itself without your involvement, so an eponymous name is a poor choice in that regard because the name implies the company will never grow bigger than you.

The age of the station, part of the country it is in, the location of the fuel tanks in proximity to your shared property line, the slope of the terrain, is your property serviced by a well and perhaps more considerations factor in to this.

As far as the limited supply, I think eventually cities will come back around to allowing MH or tiny home type communities because the demand is growing already and the shortage of affordable/starter housing will need to be addressed at some point in the near future.

Now i just did some research into whether you can purchase real estate at your age, and the answers are conflicting, but if you have cash from parents, why not reach out to real estate agent and simply ask, and let me know what he/she says
