@Jay Hinrichs - yes you canI can get very creative because I have to do it for my full time job- someone with low $ can buy a partial performing note which is much more stable in my mind than stock market as you have it backed by an asset.If you were in a JV deal (note in no way am I advertising or soliciting funds for deals) you can find lower dollar JV deals and be in the deal and also learn the business as well.

It appears to me that wholesalers, in the form being discussed, exist because realtors have been unsuccessful at reaching them through the allowed advertising guidelines, or have chosen to ignore these niches due to a perceived lack of return on time/effort.

He will then advertise the property as a "Rent to Own" where he has the same agreement with the prospective tenant as he has with you except he will require a deposit equal to or more than what he agreed to give to you and the monthly rent will be more than what he agreed to give to you.
