Since we're not really allowed to actively participate in a rehab in the same way as money's outside of the IRA (viewed as contribution) the safe thing to do is to budget more for the rehab.Our first project we were able to narrowly buy for I think $42k and we got through the project with what we had in the IRA - then flipped, which is something we don't do much of (we're more buy and hold).

Shop around and make sure the insurance company participates in the NFIP. 

Does not participate on social media (nor do I) but I may have found one or two relatives that had info on line so maybe by Monday hopefully make contact!?

I give back to my community and actively participate in it, but lately people just get mad that I exist. 

I did reach out to the lender we've been working with this morning so I'll see what she says about participating in a 1031.
