Best way to use Self-Directed IRA to build RE wealth

I have $40,000 in an IRA. I'd like to start building that up using real estate. What is the best way? Prefer to buy houses and short-term or long-term rent them out. If I can only loan it to others, where can I find great partners who could use that money?
