@Alex Ramirez It might depend some on the size of deals you are going after, under a 100 units you will find more mom and pop sellers, I would go to local REIA meeting and network with other apartment investors, I would also talk to local bankers that like to make multifamily loans and local CPA's would also be a source for introductions, they might know of a client needing/ wanting to sell.Once you get above a 100 units I find my time is best spent developing broker relations in the markets you are interested in, stay in contact with them, get on their blast list, go and tour properties that fit your criteria and give them sold feedback on why the deal will or will not work for you.

If you cannot use M&T then I would suggest using your contacts within the bank to get introductions to bankers at Evans, Akron, Alden, Five Star or Bank on Buffalo.
