New investor in western suburbs of Chicago Illinois

Hello Everyone, Quick introduction of myself and my fiance as a new investor team in the western suburbs of Chicago Illinois. My name is Brian Watters and my fiance's name is Katie Prendeville. We are a young couple of 27 and 26 respectively. My formal education is as a Mechanical Engineer and my current professions is a Project Manager for a large Mechanical Contracting company in Chicago. I also run my own small hobby business doing metalwork and welding out of my home shop facility. My Fiance Katie is a new Realtor with Oneal Property Group out in Yorkville Illinois. We currently live in our first home in Plano IL.

We have been learning as much as we can over the last 4-5 months and have been aggressively searching and analyzing properties out in our western suburb areas near where we live for the last two. Nearing the cusp of making the first investment to BRRRR, still working on securing the last bits of either private money or hard money to make the purchase. I have found that to be the most difficult part upfront but we are making progress. I have a great deal of hands-on experience with construction, renovations, and working with contractors so I intend to leverage those skills at the start and do a great deal of the rehab work myself and develop contractor relations in my area. I will wrap this up as I may start to ramble but we are excited to be a part of the BP forums and network. I have binged as much of the videos and information put out by BP as well as purchased and read several of the books. thank you for taking the time to read this far and if we are relatively in the same area please reach out to meet up or discuss partnerships if I can be of help to you in your investment efforts.
