At the same time, the satellite areas are alive and growing solidly -- there are a number of  Dekalb County areas wanting to incorporate their own little cities, and further out, metro suburban like Peachtree City and Dunwoody are thriving, related to but also somewhat independent of Atlanta proper.

The colleges add to that in different areas, but demand and price tend to rise and fall somewhat independent of the universities.The exception are the universities near the med center, including Rice and all of the graduate schools.

So this particular PM used the folks to bring in basically 100% of the new tenants.. these were all independent folks they all put their own sign on the house.

I am interested in buying a duplex in south Texas (Rio Grande Valley) and am having issues financing the deal through traditional mortgage loans because I'm an independent contractor for 6 months (1099) and they need 2 years of income to justify giving me a loan.It's my first deal, seller asking ~$65k and it rents for $1,200 monthly.

@William McCauley There is actually a few companies that offer flipper specific policies: Atain is the company I use for most of my clients, but there is also Alliance and a few others.You will want to talk to any independent insurance agent who comes well recommended in your area, they should have access to a couple carriers that have competitive offers.

If this type of tighter controls and underwriting standards increases, what I envision happening is that those sites that are offering predominantly equity deals - those where the Sponsor has little to no skin in the game; comps aren't backed by independent appraisals; loan commitments not procured prior to raising equity capital leading to large gaps between when Investor funds are committed until they start earning; etc, etc. - will have to start offering increasing higher (i.e. riskier) returns to compete.

I think where you would get the gains is in finding and partnering with the organizations that interact and maybe even mentor these groups - colleges, parole officers or starting over programs, independent living organizations, etc.
