Houston student housing

Hey so I'm kind of new to investing and wanted to bounce some things off  Houston area people. So with Houston having 5 colleges in a 10 mile radius, they all center around down town. It looks like there is some real development taking place In these areas but you  can still afford it buy it in like the third ward. Is it worth the hassle? Because I know they tend to be commuter schools.
