Hello, I am looking to expand my brokerage from Chattanooga, TN to North GA but am having some issues with Georgia Real Estate Commission.

While a hand written addressed letter, I feel would get my attention a bit more.I won't be doing thousands of reachouts initially, just 250 or so per month so while letters would be more time intensive, I am open to it if the response rate is better.

Hello everyone, I am starting my short term rental journey.

I am looking to buy more properties but putting down 20-25% each time plus closing costs etc is a lot of money that I also want to allocate to other goals.I have heard partnerships are a strategy to leverage other people’s money to create deals that will benefit both sides depending on terms that are setup. 

I think it will be fine for Pad Split and am moving forward with them.

I am not sure what the Denver market is like but there are not too many HOA neighborhoods in this area unless you go east in areas like Brandon, Ruskin, Valrico (which are good areas to flip in) or North of Tampa in areas like Land O Lakes, Wesley Chapel & New Tampa.

The letters I send to the address on file with the county assessor is bad, no forwarding address.Now I am trying to skip trace.

I am open to all knowledge and of course, contacts for future real estate deals. 

Am I in trouble if they do catch inconsistencies from year to year?

I am reaching out in this forum to ask for specific help for how to analyze the market and build out a realistic lease up projection based once a facility rehab is complete.
