Have a tenant that stopped paying rent and think there are people illegally staying in the finished attic.

Based on what other places are rented for in this area, the rental income will likely cover more than half of our estimated monthly fee (mortgage, property taxes, etc.)I'm wondering if anyone who owns a property in this area has dabbled in AirBnB and what their experience has been like?

I wonder if I should just take the sale money and hold it for a couple years and invest in a property in the mountains (or Denver) once the market slows. 

@Jaron Walling thank you for the quick response. of course any deal might be different, and one neighborhood might present better opportunities  then another, i was wondering why when i searched for information about the city, i found multiple sources showing a price forcast which does not look good. do you have any opinion on that matter?

I wonder is this because you are rolling back in profit or that they break even.

New to the site and new to real estate investing (although I just finished with The Book on Rental Property Investing).My uncle (age 57) and I (age 48) want to start investing in residential single-family real estate. 

If he is mentoring the entire process from start to finish I would think there is an understanding that you may not know the basics.
