Shed / storage - 2 of them? Lawnmower? Storage?

I'm purchasing a SFR for rental. This property will need a lawnmower - for the tenant to use when mowing the lawn. I want to put a shed, to store the lawnmower, and a snow shovel. These will both be for the tenant to use.

The home itself is a nice size, but does not have much storage space. I'm thinking that I could optionally put another shed for the tenant to use for storage. They'd have to pay to store in this shed. 

Is there any downside to this scheme? I'm wondering if they'll just use the lawnmower shed for storage, or ? 

TLDR: Need a shed for lawnmower, tenant needs access to this shed, but don't want them storing their own crap in it. Is the solution to rent another shed to the tenant?

How have others dealt with this issue?
