The only time I would likely offer a home warranty (especially in this seller's market) would be if I knew major systems were reaching their endlife (HVAC, for example), but did not replace them in my remodel for some reason.

A couple of issues that I had not originally factored (shame on me) were: Sprinkler system requirements, upgrading water and sewer connections for much higher capacity, upgrading electric and gas (plus meters) for higher capacity.

There is this complicated and deluxe system!

However we are having trouble determining a strategy – we go back and forth between in-town lower income neighborhood with potential revitalization OR way out burbs (Canton/Woodstock) with good school systems and lower taxes.

The property says that it is on a boiler system, so you might want to check if the owner is responsible for utilities.

I have an alarm system with a panic button installed on each property for their safety and that of the unoccupied property. 

During the rehab, we encountered… a break-in that removed old radiators (fortunately, we were planning to remove them anyhow); a complete failure of the relatively new boiler; a complete failure of the A/C system; rotten floor joists in an existing addition; missing ceiling joists in an existing addition (only 4 joists over a 20’ span); a rotten subroof covered up by 5-10 year old shingles; and more.

I'm a little biased, but I think they have a great system for what's Super Tuesday here in Texas compared to other trustees on the courthouse steps!
