@Jared Rine The lender is using the $30k as the down payment but its a wash since they are also factoring it in as an acquistion costs when I already own it.

my point of viewI'm one of those people that really like the grey area of taxationdepending on how you have your rental portfolio laid out and what type of entity you have for your properties this is a pure wash- tax deduction for maintenance, if you go a step further and say the pool needs new decking then it falls under improvement ect...it all depends on where you place the capital on the form to make it a deductionenjoy

Fix up the outside (power wash, paint, landscaping, windows, LED lighting, parking lot etc), then start going unit by unit.

I explained that we were there mostly to learn a bit about how real estate knowledge is sold.We started the first day with my helper kidding me not to listen too carefully and get trapped in the sales pitch.By the end of the second day, my helper has completely changed his tune, now he was telling me he was willing to mortgage his house for half the Super Shiny Diamonds level or whatever of the Mastery program if I was willing to come up with the other $25K for the total price tag of $50K.I literally watched the seminar leader wash my helper's brain in front of me.Was it worth my $200?
