I know you'll be ready sooner versus later. 

Sometimes it's ambiguous, but even then, why should I bother with the company that has numerous unresolved lawsuits, versus another company that is virtually the same but has none.

I like this approach best because you can scale up very quickly versus just putting 20% down.

These two seem like the most obvious ways to get motivated sellers to contact the buyer first versus the investor buyer having to hunt for motivated sellers.
