It seems few people go through a divorce without having their credit ruined.Majority of bad credit for 'bad' people is bounced checks, unpaid credit cards, collections for water bills, collections from video stores etc... you get the idea.

I have done so much research, watched Videos/podcasts, attended several webinars/seminars, but I'm ready to put this education in action!

Open floor plans are great as well, it will benefit you because a unit will appear bigger then it actually is and your tenants will enjoy openess because it will create a pleasant environment for interacting within the unit. 

Read everything on the forums, Listen to the podcast, Stay active, interact, and take action.

Be sure to take photos (or video can be good too) before touching anything, as the adjustor will want to be able to see what the damage was like before mitigating.

Now I tell them it has to be apples to apples not apples to prunes.2) We need a true General Contractor's estimate of repairs not Bob down the street who works full time and does construction part time on the weekends.3) We tell them to take a video at the property while the contractor is there explaining what ideas or complications need to be resolved.Now once we get that we can make an informed decision within a few hours.
