It  needs to stand out from the crowd as sellers are likely get a bunch of the same stuff.The most effective method in several markets right now is internet leads.

Assess your sophistication level in all things financial and then talk with a good CPA or financial advisor do not take advice on the internet LOL  that would be one thing for someone with a million in cash to consider.Real estate is simply one of many options to invest in.. 

I just assumed he was traveling around the world somewhere that doesn't have internet :) 

Every time I’m about to move forward with another TKP property, I cringe a little because I know I’m paying someone a premium to have them do many of the tasks that are easy for me to do.

So at the beginning of this year, I decided I had two tasks: raise private money, which I hadn't done yet, and flip a house.

IF a single story, non-steep roof ... get a local college kid that needs work/$ to do those simple tasks! 

- DirecTV + AT&T Internet were unable to get the package set up for us.

Or am I better off spending countless hours trying to figure out financial management via Internet research and hoping I run into some people along the way that do not mind offering up free advice?

To clarify my question:  For self-managing landlords who want to continue self-managing their units, are there are any management tasks that you would consider sub'ing out to a third party?
