congrats, looks like a beautiful property

This is my first investment property and was wondering if anyone can provide some guidance on winterizing a home.

I am hearing from a number of sellers (mostly developers) who are clearly being forwarded copy and paste emails from buyer agents evidenced by questions that aren't even relevant to the properties they are selling.

I also have a separate mortgage account for each property.

I have only 4 properties now but there are 8 rental units.

The EPA has published new lead paint standards. https://www.healthday.com/health-news/environmental-health/e...All five of my rentals were built well before the end of the lead paint era.

Question1> Cash Out Refi LTV: Single assets versus multiple properties: If all properties are performing how many should be considered into 1 portfolio loan, or should properties be enter into loans separated then combined?

I have been watching my local market the past couple of years saving money and building credit for my first property.  

In what areas would you recommend I buy my first rental property?
