Hello BP,I hope everyone is having a successful and productive 2018 so far!

Poor quality workmanship can really drive down the ARV on something, especially if it is important ie electrical, plumbing or obvious to the casual observer, ie crooked tile work.

I get why some would say investors are causing the affordability issue, but my guess is it would be a lot more productive if policies/discussions focused on two issues, (i) why haven't wages been increasing as asset prices and rent have gone up the last 10 years and (ii) why isn't there enough of an incentive for investors to build affordable housing.

I know that no matter what our first deal looks like, there will be some kind of rehab involved and I want to learn-by-doing as much as I can.I don't have an abundance of time, as I work full-time as a Product Manager in Technology for Disney...but I have some evenings to spare and most weekends with enough notice.

Increasing the quality of a set of photos only helps in the situation.

Just call around and ask what type of loan products they have available. 

In most of these areas you'll get a quality renter, but without a lot of appreciation.
