Even under this scenario, with a 50/50 split, you will not be getting paid for doing all the work.Another option would be for you to put in 50% of the purchase price using an LLC that you own 100%, borrow the remaining 50% from your investor as a 2nd position loan at a fair interest rate with points, and borrow the rehab under your personal guarantee.Better, if you can find a lender who will lend to a newbie, and they are out there, you could borrow the purchase money using some of your cash as a down payment, as well as all the rehab funds using a construction loan.

@June Broce We do a ton of Transactional Lending for wholesalers looking to double close, some investors who are doing seller finance deals or same day purchase and refinance into a DSCR loan.If you can assign the deal and save yourself some money, it's the better option but I 100% understand why someone also prefers to double close and secure their profits depending on the scenario.With that said, you can buy/sell the land SAME day for a legit double closing.

But it can be done and whether you'd do it, where, what kind of properties you'd buy, ... will depend on your objectives, financial resources, knowledge, connections, ...Also, opportunities can be very different from country to country and within the same country, as it is within the US.Financing could be different, when available, but a 100% cash investment can be more profitable than in the US, especially given the high interest rates.My best advice is to be clear about your objectives and narrow down your options.
